Motion to Open the General Session: J. Royal 1.1. Seconded By: C. Hooks 1.2. Passed: 4-0-1 1.3. Time: 6:32 pm 2. Project updates and follow-up 2.1. Community trash service - Dave Lennon 2.1.1. GFL is requiring 80% of the homeowners participation in order to get the discounted price. Dave has reached out to Anchor to determine if they have this requirement as well. 2.2. Covenant change to enhance and update hunting ban – D. Lennon 2.2.1. The convenient change to update the hunting ban has been written and will be included in the e-voting for new Board members. Dave stressed the importance of safety awareness as homeowners and their families walk/bike/hike in these areas. 2.3. Children on golf carts complaints – Billy Morris 2.3.1. Dave reminded homeowners of the golf cart policy in place and the law stating no one under 16 years old should be operating a gold cart. 2.4. Cul-de-sac improvements – B. Morris; D. Lennon 2.4.1. Dave will be meeting in the near future with homeowners in the Neuse Colony Drive culdesac to discuss their plans for improvement. 2.5. Follow-up and minor repairs on lake trails. J Smith Civil bankruptcy. – Craig Hooks 2.5.1. Craig stated while only minor repairs to the lake trails are needed, we did not complete payment to JSmith Civil. Dave Lennon will reach out to the law firm handing the Chapter 11 to determine how we should move forward. 2.6. Entrances: Paving; landscaping and irrigation – C. Hooks 2.6.1. Craig stated that bids have been obtained and the Board will use a phased approach to address these needs. The irrigation piece will be first to prevent boring and damage to new pavement. Barefoot’s will perform this work in December. 3. New projects and action items: 3.1. Fall power washing – Diane Pearce 3.1.1. Fall power washing will be performed this Sunday, December 3rd. 3.2. Homeowner complaints -speeding on Neuse Colony Drive and Queen Ann Drive. Speed humps to be installed – D. Pearce 3.2.1. Following additional complaints of speeding and near misses on these two streets, speed humps will be installed in the coming weeks. 3.3. Gatehouse door windows shattered and damaged to be replaced – D.Pearce 3.3.1. The gatehouse door glass is scheduled to be repaired. 4. 2024 Election – 2 open positions//2 candidates- K. Hoffman 4.1. CAMS Election Buddy, electronic voting will be used this year. This will remove the stress and concerns with manual elections. 5. Financial report – Craig Hooks 5.1. Craig reported we have projected $100,000 by year end and we have $121,000 as of the end of October. 6. Homeowners Questions & Comments 6.1. The meeting was well attended and the Board appreciated the attendance and interest. There were no questions or comments. 7. Motion to Adjourn Q4 General Session- C. Hooks 7.1. Seconded By: J. Royal 7.2. Passed: 4-0-1 7.3. Time: 6:43 pm
